Our project was designed by renowned Austrian architect Chris Precht, co-founder of Precht Studio, in collaboration with W10 Ltd. Known for its commitment to sustainability, Studio Precht integrates ecological systems and natural, low-carbon materials into its designs, creating spaces that harmonize with nature and incorporate vibrant green areas.

Rana e Hedhun is a stunning natural beach near Shëngjin, Albania, known for its untouched beauty and unique wind-swept sand dunes. Nestled between the Adriatic Sea and lush hills, it offers a tranquil escape with crystal-clear waters and a serene atmosphere, making it a hidden gem for nature lovers and adventure seekers.

Project Components

Spanning 110,000 m², the project is thoughtfully divided into key components: 80,000 m² dedicated to Veranda Residences and Veranda Village, offering a seamless blend of modern living and vibrant community spaces. The remaining 30,000 m² is designed for luxury and entertainment, featuring a high-end hotel, casino, sea pier, and an exclusive SPA, ensuring a world-class experience by the coast.

Design Principles

Encourage harmony between architecture and topography

Buildings are carefully nestled into hillsides and slopes, following the natural curves and rhythm of the slopes, creating a breathtaking fusion of human design and the surrounding environment. This astute approach ensures that the structures blend harmoniously with fascinating nature of Shëngjin.

Traditional Albanian villages have a remarkable feature where buildings are seamlessly inscribed into the natural landscape. To achieve this harmony our architecture is neatly woven into the landscape with the preservation of the original ecosystem. The use of earthy tones in the exteriors allows the structures to subtly merge with the natural palette of the hills.

Design Principles

Design village typology architecture

While the unordered arrangement may seem haphazard, it actually reflects the organic growth and development of these villages over centuries. We decided to use this feature to create a sense of unity and shared identity among residents. Сonnected by narrow streets, the space remains compact and easily accessible.

The village typology of traditional Albanian architecture is a fascinating testament to the country’s rich cultural heritage. One distinct feature of this architectural style is the close neighborhood and irregular arrangement of buildings, particularly in mountainous regions. Houses are nestled tightly together, forming a cohesive and closely-knit community.
